Which is better for a real estate investment company with two partners? An LLC or S-Corp.

Depends on your State. In California the Federal taxes will be the same but CA has a gross receipts tax so while most real estate is LLC an S Corp could be preferable. There are other issues to consider. Most real estate is held in an LLC

This is for Florida. No state income tax. Does it matter then? I see opinions saying if it is a single person entity then an LLC is better and if it is more than one person in the company an S-corp is better??? Any ideas?
